Understanding Allen’s Real Estate & Rental Market Right Now

Home Prices & Sales Trends

The Allen housing market has softened slightly. Over the past year, the median sale price for homes has dropped about 2–6%, depending on the data source.

For example, recent Redfin data puts the 3-month median home price at around $520,000, which is down about 2.2% year-over-year. Homes now take roughly 36 days from listing to sale, very similar to last year’s timeframe.

Some reports show a slightly higher median—closer to $533,000—with inventory rising into balanced territory, giving buyers more options.

Rental Market Snapshot

Rents in Allen are essentially flat to slightly down over the past year. One report places the average rent for apartments at about $1,657/month, a tiny drop from the previous year.

Another dataset shows a median rent closer to $1,642/month, also down year-over-year.

As expected, bigger units cost more:
• One-bedroom: ~$1,400–$1,500/month
• Two-bedroom: roughly $1,850/month
• Three bedrooms and above: often over $2,300/month

What’s Driving the Shift?

Several patterns are reshaping Allen’s housing landscape:

  • Rising Inventory & Longer Stay on Listings: More homes on the market and ~30-60 days before sale give buyers more negotiating power.
  • Mortgage Rates & Affordability Pressure: Though rates vary, higher borrowing costs plus stagnant incomes are softening demand, especially among first-time buyers.
  • Strong Local Employers & Schools Still Matter: Allen ISD’s reputation, proximity to major employers in Collin County, and desirable amenities continue to anchor value.
  • Mixed-Use & Commercial Growth: Big projects like Sloan Corners, One Bethany, and The Farm are bringing commercial space, entertainment, and housing, creating demand for homes near those hubs.
  • What Buyers, Sellers & Renters Should Consider

For Home Buyers: More choice and price stability means you can take time to compare. If you find a home in good condition and a strong location, offer appropriately. Factor in taxes, insurance, and carry costs in your budget.

For Home Sellers: Pricing matters more than ever. Homes priced too high relative to recent comparable sales are staying on market. Small updates and strong staging help. Offering concessions (like help with closing costs) could win buyers.

For Renters: With rents flat or slightly down, there’s room to negotiate on lease terms. If you want space, consider 2- or 3-bedroom options and compare different neighborhoods. Also watch for specials—many landlords are offering incentives.

    Looking Ahead

Expect the market to stay balanced. Prices may creep upward slowly, especially for well-produced homes in coveted neighborhoods. Rental growth will likely stay modest unless competing cities or suburbs shift dramatically. Developments near major roads and mixed-use centers will be areas to watch.
